1. Down Payment 准备首付款

Aim to save at least minimum 5% of the purchase price, and borrow the rest from the bank. This type of loan is called a Home Financing. Start saving for down payment, use investment vehicle, such as RRSP, TFSA, remember there is RRSP loan/line of credit to start earlier saving plan.

准备至少按照房价预算的5%的首付存款,然后向银行贷款最高房价95%,首付款的准备是 置业的第一步,可以从RRSPTFSA开始,刚开始工作没有资金?RRSP可以向银行贷款购买后,慢慢分期还的。

2. Good credit 保持良好信用记录

To qualify for a mortgage, you will have to pass a credit check. Order a copy of your Credit Report and check it for errors. (Please order your own credit report, free paper copy once a year, through Equifax and TransUnion). Maintain all payment on time habit; remember any debts might allocate your credit limit, such as student loan or car loan/lease.

保持良好信用记录是一切贷款的基础,包括准时支付帐单(信用卡,水电煤气帐单,手提/电话帐单,等等)建议每年查看自己的信用报告,以防止万一信用报告有错误。Equifax  TransUnion 两大信用局都提供每年一次免费查看自己的信用记录。

3. Get pre-approval 申请预批房贷

Get pre-approval in writing. You will know how much you can afford for a house and Lender Terms & Conditions. It will give the seller more confidence in your offer because you have financing arranged.

推荐在开始看房的同时做房贷预批,也就是预先批核的房屋贷款申请。因为首次置业的您,需要提前了解您的贷款额度,更好的帮助您了解自己的购买预算。批核有效期180天,固定利率锁定有效90天。

4. Find property 看房找房

View a variety of properties: Go to open houses, find real state expert to assist and advice. Explore different neighbourhoods and rank them based on your priorities.

了解自己的需要以及预算,例如 社区,学区,房型,寻找合适的房子,从开放日到预约看房。

5. Finalize mortgage and signing legal document完成贷款批核以及签订法律文件

Understand how your mortgage works – fixed or variable rate, Open or Closed term, payment schedule, fees and any special conditions and features, such as Pre-payment option, Mortgage protection plan, Family Care/Take a break, Mortgage Cash Account, etc.

After your mortgage terms & conditions fulfilled, Lender will send Solicitor Commitment to your lawyer. You will need to review all documents related to the purchase with your real estate lawyer, you are signing a binding legal document to process the completion.

确认购买,把预批转成房贷申请,跟银行确认房贷的条款,例如 固定/浮动 利率,开放/合约条款,房贷支付时间表,其他的附带条件 或者 贷款服务,额外供款的额度,家庭保障计划,还款临时暂停的服务,等等。

律师协助房主注册产权,法律文件包括部分银行要求的文件,例如 房屋保险文件,共管物业的大楼文件,等等,有律师审阅后一起交给银行。

New graduates purchase first home practise 新大学毕业生购房实战

Average income $49,000 as survey from new graduates, after tax deducted 25%, net income after tax deduction about $3000/month. Based on the following budget:

按照大学毕业生平均年收入$49,000做计算案例,每月的税后收入$3,000 分摊如下,做首期准备:

RRSP contribution退休金计划 : $365/month

Car loan/lease 车贷款 : $300/month

Student loan 学生贷款 : $300/month

Renting/housing 租房开支 : $1000/month

Food & Social 伙食/社交 : $600/month

Other (car insurance/gas/cell) 其他 : $400/month

 

After five years (60months), RRSP saving should be $21,900 or more based on the investment type. Eligible toward down payment in Home Buyers' Plan (HBP), the max amount is $25,000 per person.

五年后,退休金储蓄至少积累$21,900或者包括收益更多金额,其中的可以用于首次购房首付,最高额度$25,000,详情请参照税居网站Home Buyers' Plan (HBP)

 

If Single, Project income increased to $53,000; 单身:五年后的年收入增加到$53,000;

Car loan/lease should be paid off; the vehicle is free & clear; 车贷款已经还清,车是没有债务的;

Student Loan should be clear; 学生贷款也已经还清;

Debts payment reached the lowest level, the pre-approval mortgage amount is $212,000 as insured mortgage with 7% down payment. Within $25,000 down payment, purchase price budget is $237,000

债务是较低的水平线,预批房贷金额是$212,000,首付款7%, $25,000,通过购买高风险保险,购买房价预算$237,000

 

If Couple, Project family income increased to $53,000 x 2 = $106,000 夫妻:五年后的收入增加到$106,000

Car loan/lease should be paid off; the vehicle is free & clear; 车贷款已经还清,车是没有债务的;

Student Loan should be clear; 学生贷款也已经还清;

Debts payment reached the lowest level, the pre-approval mortgage amount is $500,000 as insured mortgage with 10% down payment. Within $50,000 down payment, purchase price budget is $550,000

债务是较低的水平线,预批房贷金额是$500,000,首付款10%, $50,000,通过购买高风险保险,购买房价预算$550,000

 

With Parents’ Gift Fund, new graduates can purchase first home earlier and/or higher amount if down payment higher than 20% of purchase price.

在父母的协助下,赠送首付款,以及在购房前的租金可以投入到首付款的储备金里。首付款达到房价20%有助于提供贷款额度,而且避免购买高风险保险金的开支。
